At Janey Rose Studio, your rental time begins and ends strictly within the hours you have booked. Please ensure you vacate the premises promptly at the conclusion of your rental period, as other clients may have sessions scheduled immediately after yours. This policy applies to all bookings, including mini sessions. Be sure to allocate sufficient time within your rental for setup and cleanup. (If the studio is not restored to its original setup at the end of your rental, a reset fee will be charged. This fee must be paid before you are able to book the studio again.)
Please note that we do not offer refunds or reschedules unless a natural disaster occurs. Once your booking is confirmed, you will receive a confirmation email and an email three hours prior to your rental time. This email will include the studio's address, parking information, and detailed client rules. It is essential to review these rules thoroughly and share them with your clients to ensure compliance.
Our studio offers exceptional natural light until 5 PM. If you're aiming for consistent lighting in the glasshouse, mornings up until 1 PM are ideal. While there are two studios on the property, your booking grants access only to the studio you have rented. Entering the other studio without a separate booking is strictly prohibited.

Please be advised that the studio does not have a public restroom on the premises. For restroom needs, clients and renters may utilize the following nearby options:
Shell Gas Station, located at 1204 E Main Street, Itasca, TX 76055 (approximately 4 minutes from the studio).
Olde Towne Country Store, located at 102 W Main Street, Itasca, TX 76055 (approximately 2 minutes from the studio). Please note that this store is closed on Sundays and closes at 4:00 PM on Saturdays.
